Turnpike North Logistics Center in West Dallas

Ares Real Estate Group is no stranger to Dallas, having completed the construction of more than half a million square feet of industrial projects in the Dallas area in 2021 alone. In July of 2021, Ares Management purchased Black Creek Group who was the owner of a 36 acre parcel of land off Singleton Boulevard.

 

Construction began on the Turnpike North Logistics Center in November of 2021, and is scheduled to be completed late in 2022. The facility will house two large industrial buildings and a complete distribution and warehousing center conveniently located near Interstate 30. A relatively short drive down Bernal Drive or Clark Hill Road will grant easy access to the interstate for transportation without addition to local traffic congestion.

 

This is especially beneficial as it will prevent the introduction of heavy volumes of traffic to the residential locations just to the North, including areas where local children may be more prone to be active. While there may be a slight increase in the neighborhoods further west on Singleton, it is not likely to create any additional risks to the existing levels of traffic in that area.

 

The two commercial buildings will each feature 318,000 square feet of floor space. Each facility will allow for 36 feet of clear heights without obstacles, 54 dock doors, 236 car parking spaces and 67 trailer parking spaces. The construction of these facilities will be overseen and managed by Talley Riggins Construction Group as the General Contractor on site.

 

This project is beneficial as nearly 30 acres is dedicated to the warehouse and distribution center. While this will increase truck traffic in the area, it is conveniently located near the interstate meaning that residential disruption should be kept to a minimal level. The warehouse and distribution center will also inhibit the emissions coming from the project, making it an almost ideal solution for the West Dallas area.

 

The industrial operations will be largely limited to the creation of infill product, commonly used in the creation of artificial turf, and for other uses in the landscaping industry. It is currently not known what types of infill product will be created at the Turnpike North Logistics Center, but there are an increasing number of manufacturers who are utilizing recycled materials in the process.

 

Furthermore, the products created will also be easily recycled at such a time as they outlive their practical uses. Given that such a small portion of the overall construction is focused on industrial manufacturing, this should offer some assurances that the emissions should be kept to a minimum and will not adversely impact the local population of West Dallas.

 

The addition of the warehouse center should also prevent any major increase in property values, which is important, especially in so doing without the addition of excessive emissions being generated from the plants. The warehouse and distribution center will likely create more than 100 jobs for local residents as well.

 

It is possible that many more jobs will be created, but that remains to be seen, and will depend on who ultimately is the end-user of the warehousing options available on site. The introduction of this facility should also be a good portend for any surrounding businesses at the same time. With an influx of employees into this area, local diners, gas stations, and other small business interests may find a new set of customers, whether to cash their paychecks or spend them in local businesses. While the majority of restaurants and diners are a few blocks west, they are in relatively close walking distance or a shorter drive from the location.

 

It may be challenging for some to believe that any commercial industry is an ideal partner, but given the location, the limitations in place, and the potential benefit to the local area, it is challenging to see the construction of the Turnpike North Logistics Center as anything except a win for West Dallas.
